Situated adjacent to the I-16 / U.S. 280 interchange, the properties boast a prime location across the street from 17 million square foot Hyundai Metaplant, which is currently under construction with a planned operational date by Q4 2024. Buildings A and C have direct access and are only 3 truck turns to the Port of Savannah, North America's largest single-terminal container facility.

The leases are guaranteed by Glovis America, Inc, a subsidiary of Hyundai Glovis Company, Ltd (Rev $18.9 billion, BBB+ S&P) and Hyundai Motor Company (Rev $121.7 billion, BBB+ S&P), along with AJ Networks Company (Rev $741 million, KRW: 095570). There is a newly executed LOI on the last unit to a confidential tenant with a parent company that generates over $67 billion in revenue. Building A will have a 9-year WALT and will be leased to three substantial suppliers to the nearby Hyundai Metaplant. Building C, making up 1,157,333 square feet, is fully leased with a remaining term of 9.3 years. The lease is guaranteed by Clark Associates, Inc (Rev over $3 billion). The Webstaurant Store, Inc., a subsidiary of Clark Associates, Inc, operates within the building and stands as the largest online wholesale restaurant supplier in the entire country.
