Jones Lang LaSalle America, Inc. ("JLL") is pleased to offer for sale the Celerion R&D Portfolio, which comprises two mission-critical facilities located in Tempe, AZ and Lincoln, NE. The Portfolio is 100% master leased to Celerion, Inc. ("Tenant") with 5.5 years of absolute NNN lease term remaining that includes 2.0% annual rent increases and four 5-year renewal options. Celerion is a global contract research organization that specializes in complex clinical services for pharmaceutical, biotechnology, and generic drug companies.


In 2015, Celerion affirmed its long-term commitment to the Properties by executing a 15-year sale-leaseback. These mission-critical Properties are Celerion’s only clinical research facilities in North America, and two of three globally.


  • Tempe, AZ is a state-of-the-art R&D facility that was purpose-built for Celerion in 2006.
  • Lincoln, NE represents Celerion's headquarters and R&D facility for over 50 years. Notably, Celerion has a strategic partnership with its neighboring hospital campus and offers pharma and biotech companies the opportunity to conduct early-stage clinical studies in a hospital setting.


Both Properties feature hospital-grade finishes, emergency generators, and specialized storage for clinical samples. These Properties undergo constant and rigorous regulatory inspections and are essential for Celerion's industry-leading drug trial services.
