JLL, as exclusive advisor, is pleased to present the offering of Walton Lakes, a 305 unit market-rate multi-housing community, and The Legacy at Walton Lakes (“Legacy”), a 126-unit, 55+ LIHTC community (collectively the “Offering” or the “Properties”) located in the South Fulton submarket of Atlanta. Walton Lakes and Legacy are offered for sale as a two-property portfolio, however, investors may offer on individual assets and have the option to assume attractive HUD financing for Walton Lakes.

Built in 2009, The Properties includes 1-, 2-, and 3-bedroom apartment homes that feature private patios and balconies, washer and dryer connections, energy efficient appliances, breakfast bars*, granite-style countertops*, and carpet and vinyl flooring with LVP/LVT upgrades in limited units. Community amenities include a resort-style swimming pool, resident clubhouse, fitness center, picnic area, playground, and a business center.

Walton Lakes is now unencumbered by LURA restrictions as of July 2024 and is fully market rate. The Legacy at Walton Lakes restrictions include 38% of units at 60% of AMI. 13% Public Housing, and 19% Project Based Rental Assistance (“PBRA”). Legacy was placed in service in 2009 with the LIHTC Compliance Period ending in 2023 and the LURA terminating in 2038.
