Situated at the confluence of the Patuxent River and the Chesapeake Bay, the Property occupies one of the most distinctive waterfront positions accessible to the Washington, D.C., Northern Virginia, and Baltimore corridor. The Solomons market is anchored by three durable demand pillars — Naval Air Station Patuxent River, the Cove Point LNG Terminal, and Calvert Cliffs Clean Energy Center — which together generate year-round, non-discretionary corporate lodging demand that is largely insulated from economic cycles. A well-developed leisure calendar, regional drive market of over nine million residents, and the Property’s position as the only full-service hotel in the market further reinforce its occupancy and rate premium over the competitive set.


The full 10-acre Property is comprised of the main 170-key hotel building featuring nearly 24,000 SF of meeting/events facilities, a full-service restaurant and outdoor bar; separate building wing with 156 hotel keys to be renovated/converted to 75 active adult apartment units; existing 90-slip marina; and future development parcel situated on an expansive 468-space parking lot. The offering is focused on the main hotel and associated amenities, while the apartment wing and marina are available but may be retained by seller through a condominium structure. A new owner may elect to affiliate the Hotel with a major flag (Seller received LOI from Unscripted by Hyatt), pursue an independent lifestyle repositioning, or implement targeted operational improvements — all without the constraints of a franchise PIP or termination costs.
