The development site is located in Marsden, which is a village on the outskirts of Huddersfield. Situated within an idyllic riverside location, the site bounds the Huddersfield Narrow Canal to the north and River Colne to the west. Marsden provides local amenity and transport links to the surrounding towns and cities. Marsden train station is located approximately one mile to the south west and provides direct and regular access to Manchester Piccadilly, Stalybridge, Wakefield and York. Further amenity and employment can be found in Huddersfield Town Centre, which is situated approximately 7 miles to the north east of the subject site. Halifax is situated approximately 11 miles to the north, Manchester is approximately 20 miles to the south west and Leeds is approximately 25 miles to the north east.


Planning permission was granted on 19th June 2019 for Demolition of existing redundant mill buildings and erection of 55 dwellings with associated parking and access from Manchester Road. The proposed scheme provides a mixture of 17 dwellings and an apartment block of 38 apartments.

A discharge of various conditions relating to the planning application have been approved, details of which can be found on the Kirkless Council Public Access planning portal.

The site area with planning consent for development extends to circa 3.12 acres and occupies an irregular shaped parcel of land. The development site forms part of a wider land ownership of surrounding woodland, which brings the total site area to circa 20.66 acres.

The now levelled brownfield site was previously occupied by various mill buildings. We understand the mill buildings were historically used for the purpose of textile yarm processing. The development site is generally flat throughout.

The site is accessed via an unnamed road from Manchester Road (A62). There is a towpath that runs along the stretch of canal to the north of the site that runs between Marsden and Slaithwaite.
