PPC Center

On behalf of the Owner, JLL is pleased to present this offering for the sale of PPC Center (the “Property”), a 117,968 square foot single-tenant office building located in the thriving Cranberry submarket, approximately 20 miles north of Downtown Pittsburgh. The Property serves as the headquarters for The Pittsburgh Paints Company (“PPC”), an architectural coatings business that was previously a subsidiary of PPG and was sold to American Industrial Partners in December 2024. PPG Industries, Inc. is the Tenant on the lease, which maintains an investment grade credit rating (Moody’s: A3). PPG will maintain responsibility for this lease through the expiration date in December 2030. 

The Property was constructed in 2010 and is situated in Cranberry Woods Business Park, Pittsburgh’s premier suburban office campus. The park features Class A office buildings, walking trails, modern amenities, proximity to 3 million square feet of retail, and unmatched accessibility. Cranberry Woods serves as the headquarters location for several major employers, including Westinghouse, MSA, and Giant Eagle. Giant Eagle is Pittsburgh’s dominant grocer and relocated their headquarters from the Parkway West to Cranberry Woods in December 2023, taking 107,000 square feet in the office park.
