Court Portfolio, a two-building industrial portfolio totaling 355,100 square feet located in Groveport, Ohio (“The Portfolio”

or “the Offering”). Delivered in Q1 2022, the Portfolio consists of two Class A distribution facilities that boast the modern

attributes logistics users require, including 32’ clear heights, ample loading & auto parking, and 180’ truck court depths.

The Portfolio is 100% leased to four tenants, providing investors with a stabilized, growing cash flow that features 2.8%

average annual rent increases, 4.7 years of weighted average lease term, and in-place rents 9.0% below market standards

with no fixed-rate renewal options. In addition to significant annual rent growth, future ownership will be able to mark each

Tenant’s current rates to the prevailing market levels, offering a considerable yield enhancement opportunity.
