Jones Lang LaSalle (“JLL”), as exclusive advisor to ownership, has been retained to market for sale the fee-simple interest in the Directors Row Portfolio (the “Portfolio”, the “Properties”, or the “Offering”), eight (8) industrial buildings totaling 214,201 square feet located in Park Fletcher Business Park within Indianapolis, Indiana. The Portfolio is comprised of 44 individual suites averaging ~5,000 square feet. As of 2/1/2026, the Portfolio will be 91.0% leased with 2.7 years of weighted average lease term remaining. The rent roll features a consistent rollover schedule which is complemented by meaningfully below-market in-place rents, offering future ownership value-add upside through the lease-up of in-place vacancies and marking rents to market.
