401 S College

401 S College is an iconic multi-phased development site in the heart of Uptown Charlotte. The property is located on the Southeast corner of S College Street and E M.L.K. Boulevard, and along the LYNX Blue Line Light Rail, Rail Trail, and Convention Center Plaza allowing for significant pedestrian activity. Development rights have been secured over the neighboring ~30,000 square foot Convention Center Plaza, allowing it to be improved and activated with retail spaces and outdoor seating areas.

The asset was successfully rezoned to UMUD-O in 2023, Charlotte’s least restrictive and highest density zoning by-right. Grandfathered into the previous UMUD zoning, there is no cap on height or density, and by-right uses include multifamily, office, retail, and hotel. The parcel has been designed to fit three development pads, all of which can be developed independently, and have separate parking structures and ingress/egress access points. Phase I and Phase II utilize the Convention Center Plaza and the Rail Trail, allowing for 30,000 square feet of contiguous street level retail, plus 12,000 square feet of alfresco seating areas. Phase III is owned by the City of Charlotte (CRVA – Convention Center),and is seeking a hotel development partner.
