Jones Lang LaSalle (“JLL”) has been retained on an exclusive basis by the Seller to arrange the sale of a $10.3 million non-performing loan (the “Loan” or “Note”). The Loan is secured by the first priority deed of trust on the fee-simple interest in a mixed use property in Denver, CO (the “Property” or “Collateral”). In October 2025, the Loan went non-performing as a result of a payment default. As of October 2025, the Loan has an unpaid principal balance of $10.3 million.
The Collateral is a two-story, mixed use property located in the LoDo neighborhood of Denver, CO. Constructed in 1916 and renovated in 2000, the historic Property comprises approximately 53,000 rentable square feet. As of October 2025, the Property is 66.1% leased to a single tenant with a signed LOI for the remaining space.
The offering presents investors the opportunity to buy a non-performing Loan at a favorable basis, significantly below replacement cost, with a direct path to ownership through a potential deed-in-lieu.
