Silver Spring Data Center

Jones Lang LaSalle Americas (“JLL”), on behalf of Sansone Group and Priseda (collectively the “Owner”), as their exclusive advisor, is pleased to offer for sale the fee simple interest in a 214,815 SF Tier IV colocation data center located in Silver Spring, MD in the greater Washington, DC metropolitan area (the “Silver Spring Data Center” or the “Property”). The Property was originally built in 1980 and most recently renovated in 2008.

The Owner acquired the Property in August 2025 with 9 MW of critical power in place in a 2N configuration and has since reconfigured the space into an N+1 redundancy. The Property currently has two 9 MW power feeds from Pepco (the local utility provider) with an additional 9 MW feed currently being installed and anticipated to be in place in July. Additionally, a 24 MW gas feed from Washington Gas can be delivered to the site for additional power. There are three data halls in the facility (Computer Rooms 1-3) that combine for approximately 91,000 SF of white floor space. As the white floor space is only ~50% utilized, there is plenty of excess space to deploy additional power to the site.

The Property is currently leased to 4 tenants with approximately 18 MW of contracted capacity. These tenants combine for 7.1 years of WALT, with the majority of the income from two well-capitalized AI/HPC companies who recently signed leases at the facility. The Silver Spring Data Center will offer over $24 million of net operating income once the current tenants are fully moved in.
