JLL’s Hotels & Hospitality Group, as sole and exclusive agent for the owner, has been retained to offer for sale the fee simple interest in the 139-room Aloft Charlotte Airport and the 118-key Courtyard Charlotte Steele Creek (the “Hotels”, “Portfolio”, or “Properties”). These institutionally-owned Hotels are conveniently located within proximity of Charlotte Douglas International Airport (“CLT”), which is in the midst of a $3B transformative expansion and renovation, and Uptown Charlotte. The airport recently completed a $600M terminal lobby expansion, and is in the middle of adding its fourth parallel runway, which should be completed by 2027. This $1B runway will allow CLT to increase its peak-hour arrival and departures from 72 flights an hour to 100 flights an hour by 2033. As the second largest banking center in the country, Charlotte is home to Fortune 500 companies Bank of America, Truist Financial, and Duke Energy, among others. Moreover, Charlotte is home to major sports-related leisure demand such as the NASCAR Hall of Fame, Bank of America Stadium (home of the Carolina Panthers), and the Spectrum Center (home of the Charlotte Hornets). Additionally, the freshly renovated 280,000 SF Charlotte Convention Center is a seven-mile drive from the Hotels. This flexible portfolio offering presents a compelling value-add opportunity.
