Jones Lang LaSalle, Inc. (“JLL”) has been retained as the exclusive advisor to present Middletown Technology Center (the “Property” or “Project”), a 101-acre data center development opportunity in Middletown, Virginia.
Middletown Technology Center benefits from its proximity to two Meadowbrook substations and Frederick County’s balanced energy portfolio, with hydroelectric and nuclear generation feeding into the larger grid. This has the potential to reduce the future developer’s time to power by creating medium voltage feeds. By re-zoning to Technology-Manufacturing District (“TM”), the project can support three, 2-story data centers that would yield an IT capacity of approximately 300MW.
Virginia is the largest data center market in the world and is home to over 35% of all hyperscale data centers in the worldwide and 70% of internet traffic. Middletown Technology Center is a rare data center development opportunity of scale, with the potential to capture strong market tailwinds.
