(JLL), as the exclusive advisor, is pleased to present the opportunity to acquire the fee simple interest in AMPlify Chandler (the “Property”), a ±196,764 SF, heavy-power industrial facility located in Chandler, Arizona. The Property is 100% leased to Honeywell International Inc., a Fortune 100 global leader in aerospace, advanced manufacturing, and automation technologies with a broad, diversified operational platform and investment-grade credit profile.

Originally built in 1981, the Property was renovated in 2025 with a new ±40,000-square-foot expansion building. As part of the expansion, Honeywell also extended its lease for 10 years, through March 2035. Honeywell maintains a substantial presence in Arizona, making the region a strategic hub within the company’s national footprint.

The Property features up to 40’ clear heights, 100% HVAC coverage, 5 grade-level and 3 dock-high loading doors, LED lighting, and a functional rear-load configuration. AMPlify Chandler is served by an onsite, fully owned, and property-dedicated 50MW substation + 8,000 amps of power, positioning the Property as a true heavy-power industrial asset capable of supporting high-intensity, technology-driven operations.
