(“JLL”) is pleased to offer for sale the fee-simple interest in Walgreens Data Center (the “Property” or the “Offering”), a 72,897 SF enterprise data center in Mount Prospect, Illinois (Chicago MSA). The Property is served by five existing transformers totaling approximately 11.5 MVA of installed capacity, providing access to substantial on-site electrical infrastructure that would be difficult to replicate in today’s development environment. The Property has benefited from significant tenant-funded investments by Walgreen Co. (the “Tenant”), resulting in power densities of up to 158 volt-amperes per square foot and supporting a highly specialized enterprise data center operation. To maintain operational continuity, the Tenant has installed backup generators and Uninterruptible Power Supply (UPS) systems configured with redundant power infrastructure designed to support the facility during utility outages or equipment failures.
Additionally, the Property benefits from a strategic location within the Chicago MSA’s power and telecommunications infrastructure network. The site is adjacent to two substations, a power-generation facility, and 345 kV transmission lines, positioning it favorably with respect to regional power availability. The Property is also located within approximately 3,000 feet of a fiber-optic point of presence (PoP), creating the potential for connectivity to broader regional and national fiber networks. As regulatory and legislative scrutiny of new data center development increases in certain jurisdictions across the country, demand for existing, infrastructure rich facilities remains strong. U.S. data center vacancy has remained near 1% for the third consecutive year, with many tenants preleasing capacity years in advance.
