Jones Lang LaSalle (“JLL”), on behalf of Element Critical (the “Owner”) as its exclusive advisor, is pleased to offer for sale the fee simple interest in their Chicago One and Chicago Two data centers located at 711 N. Edgewood Avenue (“CH1”) and 341 Haynes Drive (“CH2”) in Wood Dale, IL (the “Chicago Data Centers” or the “Properties”).
CH1 is a 150,895 SF, two-story data center facility located on 4.81 acres in Wood Dale, IL. The Property includes approximately 85,500 SF of 24” raised floor and serves 21 tenants, representing approximately $3.3 million of adjusted net operating income. Originally built in 1982 and renovated in 1989, Element Critical recently built out a new suite on the first floor that was completed in 2024. The Property has approximately 3.7 MW of utility power committed from ComEd and offers 1.05 MW of critical power today. Element Critical has initiated a load study with ComEd for an additional 15 MW of utility power to support 9 MW of incremental critical IT expansion with plans in place for the building to support the additional load.
CH2 is a 44,520 SF, one-story data center facility located on 2.65 acres less than 600 feet to the southwest of CH1. The Property includes approximately 26,000 SF of 18” raised floor and serves 40 tenants, representing approximately $3.5 million of adjusted net operating income. The Property has 2.4 MW of utility power committed from ComEd and offers 1.8 MW of critical power, of which over 0.5 MW remains available to lease (excluding oversubscriptions). CH2 has the ability to expand to support 4.5 MW of critical IT capacity, with the associated capital expenditure analysis currently ongoing.
Combined, the CH1 and CH2 data centers represent an approximate consolidated $6.8 million of adjusted net operating income.
Additionally, the Properties offer a significant pipeline of pending leases representing $689k+ in additional revenue. Any buyer would have the option to keep Element Critical on as the Operator of the facilities.
