JLL has been retained as exclusive advisor for the sale of York Galleria (the “Property” or “Mall”), an exceptionally located, two-level regional mall in York, Pennsylvania. The Property is situated on approximately 61.67 acres, 52.04 of which are owned. Comprising approximately 730,641 square feet (“SF”) of gross leasable area (“GLA”), York Galleria offers an anchor line-up that includes Boscov’s (150,00 SF, non-owned), Life Storage (131,915 SF, non owned), Hollywood Casino (79,500 SF, owned) and an available anchor box (71,665 SF, owned).

York Galleria benefits from its unique position hosting a casino anchor. Opened in 2021, Hollywood Casino was built at a cost of $120MM, with the closest competing casino 40+ miles away. As a 24/7 entertainment destination, the Casino serves to expand the Property's trade area and drives significant foot traffic.

Strategically located along Route 30 in east York, the Property serves as a key retail destination for the region, drawing from an expansive multi-county trade area. York Galleria benefits from excellent regional access and high visibility, with direct frontage and access to Route 30—one of the area’s primary commercial corridors—exposing it to over 51,000 vehicles per day. Its location provides convenient access for shoppers via major thoroughfares including I-83 and Route 24.
