Jones Lang LaSalle (“JLL”) has been retained on an exclusive basis by the Seller to arrange the sale of a $27.7 million non-performing office loan (the “Loan”). In January 2024, the Loan became non-performing via a maturity default. As of June 2025, the Loan has an unpaid principal balance of $27,655,663.

As of March 2025, the Property was 73.6% occupied with a WALT of 4.0 years. Additionally, the Property is a leasehold interest pursuant to a ground lease. The ground lease has an expiration date of January 2119 with no extension options.
