("JLL"), as exclusive advisor, has been retained to market the opportunity to acquire the fee simple interest in Innovation Logistics Center – Building I (the "Project", "Offering" or "ILC I"), a 712,574 SF Class A logistics facility located alongside I-85 in the Charlotte MSA. Located on the highly-coveted I-85 corridor, ILC I serves as DHL’s exclusive distribution platform for Eli Lilly and Company’s $2+ billion parenteral manufacturing campus in Concord, located less than twenty (20) miles south along the interstate. The facility anchors a closed-loop supply chain in which raw materials and medical-grade plastics flow inbound to Salisbury, move to Concord for manufacturing, and return as finished GLP-1 product for controlled cold storage and distribution, with approximately $5 billion of product moving through the building each quarter. Purpose-built to DHL’s specifications and designated the #1 facility among the approximately forty (40) DHL opened nationwide in 2025, ILC I was configured with dual shipping and receiving — separate truck courts dedicated to the Concord (CON) and Raleigh (RTP) legs so that inbound and outbound flows never compete.

The facility provides 100% HVAC climate control (60-77°F) throughout, enhanced by 45,000 SF of dedicated cooler space (35-46°F) for finished pharmaceutical products, with built-in expansion capacity for an additional 62,000 SF. Three (3) 1,750-2,000 KVA generators and a 130,000-gallon water tank provide full redundancy with grid-independent power and fire suppression. Additional features include ESFR with in-rack sprinklers, two-hour-rated electrical rooms, chain-link high-value cage to 40' ceiling, 7" reinforced concrete slabs (4,000 PSI), and 40' clear heights.
