ROBUST, GROWING ECONOMY

The Crestview-Fort Walton Beach-Destin MSA marked a 2.1% increase in jobs year-over-year (December 2024), driven by the MSA featuring the third-highest job growth in the state in education and health services (+3.7%), leisure and hospitality (+3.0%) and trade, transportation and utilities (+2.1%), along with +200 jobs added in professional and business services. The area within a five-mile radius of the Site boasts an average household income of $97,161 with population that has grown 6.1% since 2020 and is projected to increase another 5.9% over the next five years.


SHOAL RIVER RANCH

The new 10,500-acre Shoal River Ranch Gigasite near the Site is expected to bring over 11,000 skilled jobs and a $450 million economic impact, including Central Moloney Inc.’s large transformer production facility under construction that will add at least 350 jobs. With 3,700 manufacturing-related education program graduates every year within a 60-mile radius, the area’s state and technical colleges and university campuses will continue to boost the employment base for Shoal River Ranch.


MILITARY BASES

Crestview’s top employers are the nearby military installations, with Eglin Air Force Base and Hurlburt Field employing over 30,000 military personnel and civilian contractors, while also supporting various aerospace firms in the area including Lockheed Martin, Northrop Grumman, and L3 Harris. Notably, Eglin is the largest Air Force Base in the world and supports Army, Navy and Space Force test and training units. Additional military bases in the area include NAS Whiting Field (3,000 personnel and civilians) and Duke Field.

The Site is favorably located within a 10-minute drive from the Ferdon Rd retail node which consists of essential and lifestyle retailers including Publix, Walmart Supercenter, Lowe's, Crestview Commons (ALDI, Marshalls, Burlington, Planet Fitness, Ulta Beauty, Chipotle), and Crestview Corners (pOpshelf, Bealls, Ashley Homestore). Also present is the North Okaloosa Medical Center, a hospital offering 110 beds and over 80 healthcare professionals with a new 25-bed ER expansion that broke ground in 2024. The Center is part of the One Okaloosa medical system that employs 2,800 people across the MSA.


TOP SCHOOL DISTRICT

Okaloosa County stands out as a top-tier educational destination, ranking as the third-best school district in Florida (Movoto). The Site is zoned for Shoal River Middle School and Riverside Elementary, both A-rated schools by the Florida Department of Education, along with Crestview High School (B-rated). However, ~1.1 miles east of the Site is the under-construction Pineview School which broke ground in December 2024 and is projected to open in August 2026. The school will serve grades K-8 and have a 1,200-student capacity.
