Jones Lang LaSalle (“JLL”), as exclusive advisor, is pleased to offer to qualified investors the opportunity to acquire Newbury Self Storage (the “Property” or “Offering”), a Class A Storage Facility located in the affluent Newburyport MSA. The Property has undergone multiple expansions and is currently comprised of 12 single-story buildings totaling over 110,000 rentable square feet across 711 units (approximately 25% of units are climate controlled). In addition, there is an expansion opportunity on the remaining land detailed on page 9. A new owner would have the opportunity to immediately add value through continued leasing of the facility to physical stabilization. In addition, the implementation of a more aggressive ECRI Revenue Management Program will allow the new owner to further increase revenue after reaching physically stabilizing the Property.
