Jones Lang LaSalle Americas, Inc. (“JLL”) is pleased to exclusively offer the opportunity to acquire the fee simple interest in the Tide Cleaners portfolio located at 8100 S Mason Montgomery Rd, Cincinnati, OH, 8040 Beechmont Ave, Cincinnati, OH, and 8452 Tuttle Avenue Sarasota FL 34243 (the “Properties” or “Assets”). The portfolio is currently operated by Consolidated Cleaners Inc. (the "Tenant"), a national franchisee of Tide Cleaners. The Assets are original build-to-suit facilities and specialize in both environmentally-friendly on-site cleaning and customer drop-off for services being conducted at off-site facilities.

Consolidated Cleaners, Inc. will be positioned as a lease guarantor (tenant’s parent entity) and features 20+ locations nationally with strong profitability metrics. Having a decade-plus of operating experience, Consolidated Cleaners currently operates in the Cincinnati, Charlotte, Sarasota, and Naples markets. Upon closing, the Tenant will enter into a 15-year, Absolute NNN lease with five percent (5.0%) escalations every five years.
