Jones Lang LaSalle (“JLL”), on behalf of Comarch, Inc. (the “Owner”) as its exclusive advisor, is pleased to offer for sale the fee simple interest in a newly built data center asset located at 3223 South Ellsworth Road in Mesa, Arizona (the “Property”).

The Property, built in 2024, is a one-story data center totaling 32,400 SF with 8,659 SF of office space and shell space for approximately 16,000 SF of white floor. There are currently four 1,200 SF data halls built out (with one equipped with racks), allowing a potential buyer to build out the remainder of the white floor space to their preferred specifications. The Property has 6.0 MW of confirmed utility feed capacity from SRP, with the potential to secure power beyond that. The existing data hall supports 250 kW, 125 kW of which is already committed to an investment-grade tenant.
