Jones Lang LaSalle ("JLL"), as exclusive advisor, is pleased to offer the opportunity to acquire Hilton Head Self Storage (the "Property" or "Offering"), a newly built Class A Storage Facility located in the Hilton Head-Savannah MSA. The Property opened in March 2025 and is comprised of a three-story climate controlled building and a single-story non-climate drive-up building totaling over 150,000 rentable square feet across 1,185 units. The facility recently onboarded a REIT third-party manager to lease and manage the Property. A new owner would have the opportunity to immediately add value through continued leasing of the facility to physical stabilization. In addition, ECRIs will allow the new owner to further increase revenue after reaching physical stabilization of the Property. The Offering represents an excellent opportunity to acquire a well located, brand new Class A self storage facility in a growing Sunbelt market at an attractive basis with large value-add upside.
