The Property serves as the primary outpatient medical hub for TMC Health’s Tucson Medical Center (“TMC”) (Fitch: A), Arizona's 5th ranked hospital by U.S. News, along with the 106-bed El Dorado Springs Behavioral Health Hospital, an inpatient behavioral hospital operated by LifePoint Health.


Constructed in 1976, the Property has undergone an extensive renovation with over $10 million invested by ownership and an additional $23 million in tenant buildouts. The building offers excellent parking with a 4.97/1,000 ratio and provides a compelling basis to replacement cost in Tucson's supply constrained market. Additionally the property offers substantial covered parking via its on-site parking garage, a highly sought after commodity in southwestern markets.


El Dorado is a mission-critical location for TMC Health as the largest outpatient medical location in its entire network, leasing 77,971 square feet for outpatient clinical care. Strategically located less than two miles from Tucson Medical Center's flagship 568-bed hospital, the Property provides exceptional patient access to the broader Tucson market. El Dorado Springs Behavioral Health specializes in acute inpatient treatment for adults and seniors requiring immediate psychiatric and substance use disorder care. As of January 2023, it is now a subsidiary of LifePoint Health, one of the largest specialty hospital operators in the United States, which operates 120+ hospital campuses with over 8,300 beds, generating over $8.2 billion in annual revenue.


The offering is a rare opportunity to acquire a heavily renovated medical outpatient building of scale with mission critical tenants, support a highly motivated outpatient growth strategy, and partner with one of the strongest hospitals in Arizona.
