Situated a ten-minute drive from downtown Annapolis, the Hotel is proximate to many of the area’s largest corporate and leisure demand generators including the offices of the State of Maryland, the U.S. Naval Academy, Anne Arundel Health System, the Maryland State House, the Annapolis Maritime Museum and Park, and the Navy-Marine Corps Football Stadium.


This represents a compelling value-add opportunity for a new owner to invest in the asset and execute the brand’s Property Improvement Plan (PIP), positioning the Hotel as the newest renovated select-service property in the submarket under the category-leading Hampton by Hilton flag—ranked #1 for the 17th consecutive year as the best hotel franchise. With recently renovated competitors including the Courtyard Annapolis (2022), SpringHill Suites (late 2023), and Hilton Garden Inn (Q1 2026) having captured market share, a comprehensive renovation will enable the Property to recapture lost corporate accounts from blue-chip companies such as Raytheon, Oracle, and General Dynamics while closing the current $10 RevPAR gap with the SpringHill Suites. Combined with hands-on leadership—including a new General Manager and Director of Sales brought onboard in 2025—and implementation of disciplined revenue management and cost controls, the Hotel is well-positioned to drive midweek business, aggressively increase ADR, and restore its competitive positioning to recapture market leadership.
