Jones Lang LaSalle (“JLL”), as exclusive advisor to ownership, is pleased to offer for sale the fee-simple interest in 53208 Columbia Drive (the “Property”), a 117,938-square-foot manufacturing facility located only minutes from I-80 / I-90 in Elkhart, Indiana. The Property is 100% leased to LTI Flexible Products, Inc. (the “Tenant”) who has been operating at the property for nearly 20 years. The lease is structured as absolute net and is parent-guaranteed with 2.75% annual escalations over the remaining 9.2 years of lease term as of September 1, 2024.


Elkhart is the RV Capital of The World, and the Tenant is heavily entrenched in the industry, with this location being critical to them and the OEMs they supply in the immediate area. With 12 assembly lines on site, the Property is only one of the Tenant’s two locations in North America that supports all of the Tenant’s plastic extrusion for the RV industry. The other facility is in Juarez, Mexico but only has a fraction of the production capacity that the subject Property has. The Tenant services many different clients within Elkhart and given the size of their end products, it is cumbersome to ship in scale, thus being close to the end user is crucial. Originally built for occupancy in 2005, the Tenant has

been operating at the Property for nearly two decades and has shown a strong commitment to this location over their tenure.


Originally 79,000 SF, the building was expanded by another 39,000 SF in 2014 to meet the Tenant’s growing needs to the current 117,938 SF, and current ownership contributed substantially to that expansion. The Tenant’s dedication to the space was shown again when they extended their initial 15-year term early in 2022, adding 7 more years and bringing their expiration date through October 2033. This Offering presents investors with an outstanding opportunity to acquire a mission-critical asset on a long-term lease in a virtually irreplaceable location to the Tenant.
