Jones Lang LaSalle (“JLL”) and Real Insight Marketplace are pleased to offer for sale a $4.9 million non-performing multifamily loan (the “Loan”). The Loan is secured by the senior mortgage on a 96-unit multifamily property in West Memphis, AR (the “Collateral” or “Property”).


The Loan was originated in November 2022 with an original principal balance of $4.9 million and a maturity date of December 2042. The Loan was structured a fixed interest rate of 5.29% for the first 84 months, including an initial 24-month interest-only period, followed by a floating rate beginning in December 2029. Following a series of default notices, the Borrower entered into an agreement to not contest a foreclosure if the outstanding balance was not satisfied on or before August 31, 2025. A receiver was appointed in May 2025, and following a failure to comply with the terms of the agreement the Borrower has waived the right to contest foreclosure proceedings. As of September 2025, the Loan is non-performing with a current principal balance of $4.9 million.


The collateral comprises a 12-building, 96-unit multifamily property located on 6.87 acres in West Memphis, Arkansas. The Property was constructed in 1975 and is located within minutes of Interstate-40.


As of October 2025, the Property is approximately 18% occupied.
