Jones Lang LaSalle (“JLL”) has been retained on an exclusive basis by the Seller to arrange the sale of a $27.7 million non-performing office loan (the “Loan”). The Loan is secured by the leasehold deed of trust in two office buildings located in Ashburn, VA, a suburb west of Washington, D.C. (the “Property”). In January 2024, the Loan became non-performing via a maturity default. As of June 2025, the Loan has an unpaid principal balance of $27,655,663.


The Property is comprised of two, four-story office buildings located in Ashburn, VA. Constructed in 2008, the Property features 205,000 rentable square feet. As of March 2025, the Property was 73.6% occupied with a WALT of 4.0 years. Additionally, the Property is a leasehold interest pursuant to a ground lease. The ground lease has an expiration date of January 2119 with no extension options.


The offering presents investors with the ability to acquire a non-performing loan at a favorable basis, significantly below replacement cost, with a potential path to ownership.
