Jones Lang LaSalle (“JLL”) has been retained on an exclusive basis by the Seller to arrange the sale of a $62.3 Million San Francisco Office Loan (the “Loan” or “Note”). The Loan is secured by the first priority deed of trust on the fee-simple interest in a class A office property in San Francisco, CA (the “Property” or “Collateral”).


The Property is a 25-story office building located in the heart of San Francisco’s Financial District. Constructed in 1990, the building features 163,000 RSF. Additionally, the LEED Gold certified building features a comprehensive amenity package, including a conference center, bicycle storage, showers & locker rooms, and a four-level subterranean parking garage. As of May 2025, the Property is 74.0% leased with no single tenant occupying more than 11.0% of the NRA.


Originated in June 2018, the interest-only Loan features an interest rate equal to the greater of (i) 5.50%, or (ii) SOFR + 2.00%. Additionally, the Loan has an upcoming maturity scheduled for July 2026. As of June 2025, the Loan has a current unpaid principal balance of $62.3 million.


The offering presents investors the opportunity to buy a Loan at a reset basis, with investor optionality due to a near term maturity.
