JLL has been exclusively retained to offer the opportunity to acquire Sanger Crossing (the “Property”), a newly constructed, 75,255-square-foot shopping center located in the rapidly growing North Texas community of Sanger, Texas, and anchored by Tom Thumb, one of the most recognized and established grocers in the Dallas-Fort Worth metroplex. The Property is secured by a 20-year Tom Thumb lease with 5% bumps every 5 years, providing investors with durable cash flow and long-term income stability. Since opening in December 2025, Tom Thumb has ranked in the top 10% for sales performance among all 70 stores.
