All properties within the portfolio are located in highly infill locations with easy access to interstates and population density.

 

With 66% of the in-place revenue expiring within the first 4 years of the hold, the Portfolio offers an 21.6% near-term mark to market opportunity, combining in-place cash f low and healthy yield with substantial upside. Across the 5 properties, annual rent escalations are a blended 3.57% at least, providing embedded NOI growth.
