JLL, on behalf of the NSW Government, are conducting a formal ROI process for the future development of the Frenchs Forest Town Centre. The property, at 135 Frenchs Forest Road W, Frenchs Forest, presents one of the most substantial development projects in the Northern Beaches, forming the epicentre of a major growth precinct.

THE OPPORTUNITY

Boasting a significant land area of approximately 63,000 sqm, the property has been rezoned to establish the new Frenchs Forest Town Centre. This is a vital place making opportunity, providing critical supply of future housing as well as retail, health, education, service and lifestyle amenity.

The NSW Government’s objectives for the Site are to:

Create a revitalised mixed use town centre incorporating commercial, retail, education and community facilities; utilising the approved planning controls with building heights up to 40m (approximately 12 storeys) and FSR up to 2.75:1.
Deliver a minimum of 1,000 dwellings incorporating a diverse range of dwelling types and typologies;
Deliver at least 15% Affordable Housing (however the delivery of higher levels of Affordable Housing up to 100% will be considered); and
Deliver 1.5ha* of open space.
