Jones Lang LaSalle Americas, Inc. (“JLL”) has been retained on an exclusive basis to arrange the sale of 4801 South Broad (the “Property”), a 33,000 square foot, 4-story office building located in the heart of the Navy Yard, Philadelphia’s fastest growing submarket.

The 33,000 square foot Property benefits from a high level of visibility through its 385 feet of frontage along S Broad, one of the main thoroughfares of Philadelphia. In addition to offering 46 parking spaces, the Property opens up to the historic Marine Parade Grounds, an expansive 8-acre public green space.

The Property is owned by a wholly-owned subsidiary of Ben Franklin Technology Partners of Southeastern Pennsylvania (“Ben Franklin”). The Property is predominantly occupied by Ben Franklin, who upon closing will vacate their space within the building. The remaining tenants, which total 9,570 SF, account for approximately 45% of the Property’s net rentable area (22,000 square feet) and have just over one year of weighted average lease term remaining, providing a rare opportunity for an investor or user to acquire a well-located office building at an attractive basis.
