JLL is pleased to announce the opportunity to acquire The East Coast Grocery Portfolio, a seven property retail portfolio consisting of high-performing grocers in high-growth and high barriers to entry markets. The portfolio offers Investors an opportunity to control over 550,000 SF of high-performing retail assets across four states: Georgia, South Carolina, Virginia, and New Jersey. The shopping centers will be offered on either a portfolio or individual basis.


The grocery anchors provide approximately 50% of the portfolio income and include Publix (3), Kroger (3), and Stop & Shop (1), which produce average sales in excess of $700 PSF. The grocers feature low in-place rents averaging less than ten dollars per square foot ($10 PSF), providing sustainable occupancy costs and opportunities to mark-to-market rents in the medium to long term. Additionally, several grocers feature rare option rent escalations, supplying the portfolio with significant contractual NOI growth opportunities.


Investors will benefit from superb portfolio fundamentals, exceptionally durable rent rolls, strong NOI growth opportunities, a significant discount to replacement cost, and grocery scale in high-growth and high barriers to entry markets.
