The Portfolio is 100% leased to American Veterinary Group (“AVG” or the “Tenant”), one of the nation’s leading companion-animal hospital platforms, under a single absolute-NNN master lease jointly and severally guaranteed by three AVG operating entities and sponsored by Oak Hill Capital, a premier middle-market private equity firm.


The Offering delivers ±7.5 years of weighted-average lease term, four (4) five-year renewal options, and annual rental escalations of the lesser of 2.0% or 1.25x CPI — providing investors with truly passive, contractually growing cash flow insulated from inflation. With zero landlord responsibilities for roof, structure, taxes, or insurance, the Portfolio represents a coupon-clipping investment underpinned by one of the most defensive segments in U.S. healthcare real estate.


Portfolio-level rent coverage of 9.6x reflects exceptional store-level profitability and meaningfully reduces tenant credit risk. Five of the six locations sit in Florida MSAs experiencing population growth materially in excess of the national average — including Haines City (+41% since 2020) and New Port Richey (+15%) — while the North Carolina asset is located in a high-income trade area within the Charlotte MSA.
