Jones Lang LaSalle (“JLL”), as exclusive advisor, is pleased to offer qualified investors the opportunity to acquire the DFW Self Storage Portfolio (the “Portfolio” or “Offering”), a collection of three cashflowing self storage assets located in the heart of the Dallas-Fort Worth metroplex in Arlington, Texas. The facilities are located just a short drive from one another, providing significant operational synergies and immediate scale within a densely populated, high performing trade area. Together the facilities total 80,216 rentable square feet across 659 units. All three were built in the late 1970s and are currently professionally managed by SecurCare Self Storage (National Storage Affiliates).

The Portfolio is currently 87.0% physically leased, providing strong in-place cash flow with meaningful opportunity for enhanced operational efficiency and expense optimization due to the close geographical proximity of the facilities. There is also opportunity within the rent roll at each facility to optimize rental rates and drive future rental revenue.
