Description

Jones Lang LaSalle (“JLL”) has been retained on an exclusive basis by the Seller to arrange the sale of a $6 Million Mixed-Use Loan (the “Loan” or “Note”). The Loan is secured by the first priority mortgage on the fee-simple interest in a mixed-use campus in Walpole, MA (the “Collateral” or “Property”). In February 2026, the Loan became non-performing for failing to maintain a DSCR of at least a 1.30x. As of July 2026, the Loan is non-performing with an unpaid principal of $6 million.


Comprised of seven multistory and interconnected buildings, the Collateral is a mixed-use campus ideal for office, R&D, lab, light industrial, and storage uses, as well as potential for residential conversion. The Property was originally constructed in 1867 and has expanded multiple times with the latest occurring in 1968. Additionally, the Property totals 230,000 rentable square feet and has 459 open-air parking spaces via an on-site parking lot and two adjacent parking lots. As of February 2026, the Property was 47.2% leased.


The offering presents investors the opportunity to buy a non-performing loan at a favorable basis with near term maturity, significantly below replacement cost, providing a potential path to ownership.
