The Resort's generous 299-acre footprint features 403 guestrooms, over 50,000 square feet of meeting venues, five food-and-beverage outlets, a resort-style pool with river views, an 18-hole championship golf course, a 17-treatment room spa, tennis, pickleball, disc golf, and available land for additional development.


Savannah, a longstanding premier leisure destination, continues to grow its appeal on the national stage. Additional direct flight offerings in recent years have extended its reach to the entire Eastern U.S. and as far west as Denver, while a significant university presence, growing residential population, and industry-leading port continue to attract significant corporate business. The Savannah Convention Center, which doubled its footprint this year, has also elevated Savannah's status as a major player in the national convention market.

Savannah Growth Story

Outside of being a southern cultural hub, Savannah has extremely stable industries that are both growing exponentially when compared to other southern cities:

  1. A university town - SCAD has 66-buildings in downtown Savannah and 18k students in 2024, an increase of 11k students over the last decade. It is a similar city in many ways to other university cities like Austin, Nashville, Charleston, although from a university growth perspective SCAD’s growth is exponentially greater over the last decade as University of Texas add 2k students, Vanderbilt added 1k students and University of Charleston has had no growth.

  1. The Port of Savannah is a major southern logistics hub with the single largest container terminal in America. The Port alone is over 12% of Georgia’s total employment base (1 of 8 jobs in the state) and 9% of Georgia’s GDP, generating $2.5bn in local taxes alone. It is also growing exponentially, as April had its busiest container trade ever with 17% YOY growth and represent its third record month in a row.

  1. Hyundai Motor Group Metaplant America opened in October 2024. This is an electric vehicle production site with a $7.6 billion campus built along Interstate 16 about 25 miles west of downtown Savannah. Once fully operational, there will be more than 8,500 workers on the megasite and HMGMA will produce 500,000 vehicles, with plans to expand in the future. More than 6,900 jobs will be created at off-site suppliers. To date, this economic development agreement with Hyundai is Georgia’s largest in state history.

Value-add Opportunities are Endless

Two major value-add components to Savannah Harbor not yet in the Financials that require no additional capital and will have a major impact on revenues:

  1. Savannah Convention Center Doubled in Size - The Savannah Convention Center's recent $276 million expansion doubled its size to 660,000 square feet, moving it from 160th to 75th amongst the largest US convention centers, tied with Duke Energy Convention Center, The Expo at World Market Center Las Vegas, Gillette Stadium and the Oklahoma City Convention Center. The Convention Center re-opened in February 2025, so the true impact is not in the financials to-date and with an 18-months delayed opening, convention bookings are also delayed with a direct impact starting later this year.
  2. Savannah Harbor is finally becoming a live/work/stay destination with four significant developments underway or just completed:
  3. Emma James (Q2 2025 opening) - 280 units of multifamily just opening next to the Westin Savannah (74% leased)
  4. IGY Savannah Harbor Marina (Q2 2025 Opening) – A 100-berth marina next to the Property
  5. The Isling at Savannah Harbor (March 2025 Groundbreaking) – 198 planned homes will be a variety of single-family, duets and townhomes.
  6. Silas Park (Q3 2025 Opening) - 288-unit, four-story, 6 building, premium rental community

Resort Value-add opportunities are endless:

  1. Rooms Renovation to further drive ADR and match the recent public space renovations
  2. F&B expansion – Seller renovated most of the F&B outlets, but there are several opportunities to expand the hotel offerings as well as the golf club which is need of improvement as it has never been renovated
  3. Meeting space expansion – There are several locations to increase existing meeting space in the hotel as well as the golf club to accommodate additional group demand
  4. Ability to further amenitize the resort with new offerings (resort style club pool, upgraded gym facilities, privatize golf, etc.)
  5. Golf Club is unencumbered, giving the ability to self-operate or create a private members club in the future
  6. Opportunity to add density to the site through an additional hotel to support the convention center expansion, multifamily or residential in the near future.
