The 250-unit / 258-bed assisted living and memory care portfolio is comprised of Alto Clermont in the western Orlando suburb of Clermont, Florida (“Clermont”) and Alto Tavares located in the northwestern Orlando suburb of Tavares, Florida (“Tavares”). Opened in 2012-2014, the Portfolio features nearly-stabilized occupancy and strong achieved rent growth. The Alto Orlando 2-Pack provides an investor a strategic presence in the Orlando markets with Class-A steel-frame buildings in waterfront setting with very close proximity to hospitals and numerous medical offices. The Alto Orlando 2-Pack provides an opportunity to acquire a premier portfolio of Class-A properties in the Orlando market and restabilize them with the benefit of additional value-add levers to achieve superior growth.
