JLL's Hotels & Hospitality Group, as sole and exclusive agent for the owner, has been retained to offer for sale the fee simple interest in the 85-room Holiday Inn Express & Suites Woodbridge (the "Hotel"), together with the adjacent, fully leased Dunkin' (collectively, the "Property"). Positioned on Route 1 North in Avenel, just off the New Jersey Turnpike, about three miles from Metropark Station and roughly 20 minutes from Newark Liberty International Airport, the Hotel sits at the center of Central New Jersey's Metropark and Woodbridge corporate corridor, with Woodbridge Center, Rutgers University and the New Brunswick medical campus nearby. This offering presents an IHG-branded, fee simple select-service asset with a long-term retail income stream through December 2039, an assumable loan with $5,350,000 remaining at a 7.15% fixed rate through February 2030, additional development potential of additional hotel keys or retail on the land behind the Dunkin', recovering earnings and no hotels under construction in its submarket.
Rate is leading the recovery in the Brunswick/Edison submarket. Through August 2026, CoStar reports 12-month ADR of $118, up 3.2% year over year, and trailing three-month RevPAR growth of 6.8% on an 8.6% ADR gain. The Hotel has built momentum this summer, posting 86.1% occupancy and $122.14 RevPAR in July 2026, an MPI of 108 and RGI of 107, while its trailing 12-month ADR of $129.66 through July holds a 101 index to its competitive set. Earnings have followed, with T-12 EBITDA through August 2026 of $540,000, up 17.8% from 2025. The Property presents substantial value-creation opportunity through margin expansion. The Hotel's current GOP margin of approximately 17.4% significantly underperforms both the competitive set and typical Holiday Inn Express benchmarks, which consistently achieve GOP margins exceeding 40%. With trailing 12-month occupancy of 74.8% still below the competitive set's 76.4%, and the Hotel's ADR declining 1.7% year over year while the set grew 3.1%, a clear upside runway exists across occupancy capture, rate growth and operational efficiency. A well-capitalized buyer executing standard select-service best practices can recapture the Hotel's historical GOP margin performance of over 40%, representing meaningful NOI growth and value appreciation from current operations
