(“JLL”) has been exclusively retained to offer for sale the fee-simple interest in Airport Corporate Center - Building A (the “Property” or the “Offering”), a 100,458 square foot Class-A industrial building located at 33200 Smith Road in Romulus, Michigan. The Property’s strategic, logistics-focused location is less than a mile north of I-94, two miles north of the Detroit Metropolitan Airport, three miles from I-275, just over nine miles from the Willow Run Airport, and 23 miles from the heart of downtown Detroit. 100% leased to KSI Auto Parts (“KSI” or the “Company”) on a new lease with term through October 2030, the Property represents the Company’s first full inventory distribution center in the Detroit metro. Current vacancy for Class-A product in Detroit sits at 3.9%, driven by 4.7 MSF of positive net absorption versus 3.6 MSF of new product being added since the start of 2024, leading the overall Detroit industrial market to experience rent growth of 9.8% year-over-year and 30.4% over the past five years. Of the 19.2 MSF of industrial supply that has been added to the Detroit market since 2020, just 3.8% of this product has fallen into the 75k - 125k square foot range, making the Offering notably rare.
