This transportation infrastructure, coupled with outstanding exposure to Chicago's vast labor pools, drove nearly 1 MSF of net absorption to the submarket in 2025 and maintained its sub-4% vacancy rate. With a severely muted development pipeline and a lack of competing availabilities, the submarket is poised for future growth and leasing velocity.
