JLL Capital Markets, as exclusive advisor, is pleased to present the opportunity to acquire the fee simple interest in the Denver Small Bay Portfolio (the “Portfolio” or “Offering”), comprised of 4 highly infill shallow bay, light industrial assets across the Denver metro. In total, the Portfolio is 91% leased to 22 tenants with a weighted average lease term of 2.2 years.

The Portfolio spans two infill submarkets in Denver with extreme barriers to entry and strong historical fundamentals. Three of the properties, or approximately 50K SF and 60% of the RBA, are located in the South Central submarket. The fourth property is located in Broomfield in the Northwest Submarket and represents 40% of the RBA.

The Portfolio is a rare opportunity to acquire a regional portfolio of four small scale assets with a diversified and long-tenured tenant base with a near-term 15% mark-to-market opportunity. With 65% of the rent roll expiring in the first three years of the hold, investors can capitalize on the continued rent growth and lack of new supply for smaller tenants in the Denver market.
