JLL Capital Markets, on behalf of ownership, is pleased to offer qualified investors the opportunity to acquire the DFW Bulk Portfolio (the “Portfolio” or “Offering”). Consisting of 1,666,553 square feet, the Portfolio provides a rare opportunity to acquire a scaled position of irreplaceable, 100% leased product within premier institutional submarkets of the Dallas / Fort Worth metro.


The Portfolio is comprised of 4 buildings across 3 of DFW’s top submarkets, including (based on SF) – North Fort Worth (70%), East Fort Worth (18%), and Great Southwest (12%). Each of these submarkets are integral hubs for Dallas / Fort Worth logistics and represent the gold standard for bulk industrial product. Located throughout the DFW metroplex, the properties have tremendous access to some of the nations’ most vital throughfares and are well-positioned to service the densely populated and rapidly growing Dallas / Fort Worth market.


In aggregate, the DFW Bulk Portfolio is 100% leased to 6 diverse tenants with a weighted average lease term of approximately 5.8 years. Given the Portfolio’s steady in-place cash flow from national / credit tenancy, the Offering provides the opportunity to substantially increase NOI through an average annual contractual rent escalations of 3.2% and a 28% mark-to-market opportunity. Finally, the Portfolio’s best-in-class operating performance – 99% average historical occupancy since 2021 – highlight the robust demand for the spaces given minimal downtime to release.
