JLL Capital Markets, as exclusive advisor, is pleased to present the opportunity to acquire the fee simple interest in the Mountain West Infill IOS Portfolio (the “Portfolio” or “Offering”), comprised of five (5) infill industrial outdoor storage (“IOS”) facilities totaling approximately 30 acres. The multi-market Portfolio represents an extremely rare collection of assets which have been successfully repositioned by current ownership and leased to a diverse and credit-worthy tenant roster.

 

The Portfolio is 100% leased to 9 tenants with a weighted average lease term of 4.3 years, and is concentrated in high growth markets including Denver, Colorado Springs, and Boise. All properties within the portfolio are located in highly infill locations with easy access to interstates and population density.

 

With 66% of the in-place revenue expiring within the first 4 years of the hold, the Portfolio offers an 21.6% near-term mark to market opportunity, combining in-place cash f low and healthy yield with substantial upside. Across the 5 properties, annual rent escalations are a blended 3.57% at least, providing embedded NOI growth.
