JLL Capital Markets has been appointed as the exclusive investment advisor for the sale of seven multifamily parcels within Denver’s Fox Park master plan. These parcels (E.1-E.5, B.1, and C.1) offer developers the flexibility to acquire one or more sites, with zoning allowing for eight to twelve story multifamily or mixed-use projects, totaling over 1,900 potential apartment units. The master plan’s Phase I infrastructure, including primary roads and utilities, is complete, while Phase 2, which includes additional infrastructure, parks, and parking, is underway.  


Fox Park represents a groundbreaking urban development in Denver’s Globeville neighborhood, offering Denver’s only active infill master plan currently available to developers. This 41-acre project seamlessly integrates nature with urban living, featuring 14 acres of interconnected parks and open spaces alongside 3,460 new apartment units, 1.9 million square feet of office space, 289,000 square feet of retail, and 100,000 square feet of cultural and entertainment venues. Born from visionary design and collaborative efforts with local authorities, Fox Park presents a unique opportunity to engage in Denver’s cultural and economic expansion, creating a diverse, harmonious ecosystem that redefines urban living and working spaces.

 

Fox Park is set to become a vibrant cultural hub, featuring the new World Trade Center headquarters which will be hosting over 150 cultural events annually. The initial phase of vertical development will include three major projects: a highly reputable entertainment venue operator will construct and manage an indoor amphitheater with a capacity of approximately 2,500 people, expected to host events on +/- 130 nights per year; the World Trade Center will be built; and Virgin Hotels will commence construction on their 219-room full-service hotel. These developments will significantly enhance Fox Park’s profile as a dynamic mixed-use destination and are expected to begin construction in Q1-Q2 2025.
