Jones Lang LaSalle (“JLL”) has been retained on an exclusive basis by the Seller to arrange the sale of a $21.8 million sub-performing office loan (the “Loan”). The Loan is secured by the leasehold deed of trust in a creative office campus located in Santa Monica, CA (the “Property”). As of September 2026, the Loan is sub-performing and has an unpaid principal balance of $21.8 million. The Loan is currently in cash management.

Comprised of three single-story buildings totaling 104,051 rentable square feet on 5.22 acres, the Property is a creative office campus built in 1978 and renovated in 2012. As of September 2026, the Property is 84.0% occupied with a WALT of 3.2 years. Additionally, the Property is a leasehold interest pursuant to a ground lease (the “Lease”).

The offering presents investors with the ability to acquire a sub-performing loan at a favorable basis, significantly below replacement cost.
