Jones Lang LaSalle Americas, Inc. (“JLL”), has been retained on an exclusive basis to arrange the sale of 7150 Windsor Drive (the “Property”). The Property is a 100% leased lab facility at a mission critical location in the Lehigh Valley submarket with 14.8 years of remaining lease term.


7150 Windsor Drive is currently leased to Silliker, a leading provider of laboratory services to the food industry, until March 2040. The company is a subsidiary of Mérieux NutriSciences, a global research and development company offering food safety, quality, and nutrition solutions through laboratory, auditing, consulting, contract research, and education services. Notably, Silliker is demonstrating substantial growth by doubling its size from its previous location.


The 50,433 square foot lab facility was constructed in 1988 and completely renovated for Silliker from 2023 through 2025. Over $10 million was invested into the Property to create a state-of-the-art lab testing facility for the tenant. The Property features 9-foot ceilings in all lab, office, and conference spaces, along with two receiving areas near the loading docks that offer 10-foot ceilings, in addition to two loading docks.

In 2024, the region surpassed its 2023 National Institutes of Health (NIH) funding, having secured over $1.3 billion in grants. The total amount of venture capital funding in the Greater Philadelphia area for life sciences over the past five years is $6.2 billion, positioning it ahead of other markets such as DC, Denver, Chicago, the Twin Cities, and the Research Triangle.


Situated in the heart of Lehigh Valley, 7150 Windsor Drive is strategically situated at the interchange of I-78/US 22 and PA Route 100, within minutes of the Lehigh Valley exit of the Northeast Extension of the Pennsylvania Turnpike, 10 minutes from Allentown, 60 minutes from Philadelphia and 90 minutes from New York City.
