The Asset features a corporate guaranty from QuikTrip Corporation, one of the world’s largest convenience store operators with 1,085+ locations and boasts $11+ billion in annual revenue.


The Property was initially purpose-built for the Tenant in 1990. In June 2024, QuikTrip exercised its fourth, five-year extension, which extended its expiration date to December 2029. Furthermore, in June 2024, the Tenant affirmed its long-term commitment to the Property by adding two additional 5-year renewal options into its lease through December 2044.


The lease features ±3.6 years of lease term remaining, zero landlord expense responsibilities, and three, five-year renewal options.


Located ±13 miles northwest of downtown St. Louis in a dense community with over 230,000 residents in a 5-mile radius, the Property is positioned in an excellent location 3-miles west of Interstate-70 (65,000 VPD) and at the intersection of Midland Blvd and Woodson Road. The Property benefits from high traffic counts totaling 24,700+ VPD. QuikTrip is the exclusive gas/convenience establishment within a ±1.0-mile radius, strategically catering to its retail, industrial, residential and airport traffic.


The Property’s retail corridor performs exceptionally well with 3.4% vacancy and 12.4% rent growth since 2020. The Asset also benefits from its prime location 3 miles south of STL Lambert International Airport. As of the 2023 report, the airport recorded 13 million annual passengers.


This opportunity allows investors the unique ability to acquire an essential retail asset located in an infill and fundamentally strong St. Louis market, offering secure, committed cash flow backed by a market leading tenant with brand name recognition.
